About 9 Hill Cottages

9 Hill Cottages is a traditional timber framed cottage built circa 1750 and extended between the wars. It retains many original features including oak beams, wattle and daub walls and a bread oven. Situated in the village of Bramfield with its unusual church with separate round tower, an award winning pub, an outstanding family butchers and a local shop all in easy walking distance of the cottage. Bramfield is an ideal location for exploring the Suffolk Heritage Coast and is within easy reach of Southwold, Walberswick, Minsmere RSPB reserve and the National Trust at Dunwich

Accommodation

Ground Floor

Sitting room
Entrance door leading to pretty beamed sitting room. Carpeted and with soft lighting. Furnished with sofa/chaise longue and armchair centred around an open fireplace. Flat screen TV/ DVD and DAB Radio with iPod dock. Walk-in cupboard with a good selection of books and games. Dining area to side.

with heated towel rail and electric fan heater

Kitchen
Compact but very well equipped, including LPG cooker, dishwasher, fridge with ice box (no freezer) and microwave.

First floor

Bedroom 1
Double room fitted with Double bedstead and good quality sprung mattress. Chest of drawers, chair and built-in wardrobe. Views over front garden and open fields.

Bedroom 2
Single bed with quality sprung mattress, Chest of drawers. Futon chair which opens out to form an additional single bed, to sleep 4th person. Under-bed storage for additional bed linen and duvet. Views over front-garden and open fields. Please note the entrance to the second bedroom is through the first bedroom

Garden
The front garden is enclosed with flower beds and a small gravel area with table and two chairs, making it an ideal place to enjoy a cup of coffee and breakfast in the morning sun. Rear garden is unenclosed and offers uninterrupted views over farmland. With a larger table and chairs, it is a perfect location to admire Suffolk sunsets.

There is a small shed at the bottom of the garden to the side of no 10 where visitors to no 9 may store bicycles securely. Here they will also find available a barbecue, deck chairs, wind break, bucket & spades, crabbing line and beach mats etc which they may make use of during their stay.

Facilities


Storage heaters with additional electric convector heaters and open fire. Basket of Logs supplied.

Each bed has a duvet and additional blanket/throw. Quality bed linen and towels supplied and changed weekly for longer stays.

Well equipped kitchen with ample crockery and glassware for 4 people.

Cot, highchair and stair-gate available at no extra cost.

Off-road parking available.

Walk in cupboard in sitting room has a good selection of games and books on gardening, country and local interest. Also a selection of fiction books. Beach equipment for loan in shed.

Typical of a cottage of this age the sitting room has a lowed beamed ceiling about 6ft ( 183cm) to the bottom of the beams and the stairway is quite narrow

One well behaved dog permitted but please note that the rear garden is not enclosed

Kings Head (Traditionally known as the Low House) – Laxfield, traditional Suffolk pub sells beer straight from the barrel ( 10-15 minutes by car)

Queens Head Blyford Good food using local and home-grown produce 5 minutes by car

Woottens renowned plant nursery 5 minutes by car

Clarks the butcher (and local shop) 5 minutes by foot

Nearest Supermarket (plus local boutique shops and restaurants) at Halesworth 5 minutes by car

starting in the village centre and a short distance from the cottage
