This is a charming farm-worker's cottage on the edge of Bramfield for a couple or small family. A character terraced cottage, with original features like beams, wattle and daub, and bread oven, that has been newly decorated , furnished  with all 21st century comforts. Available for weekly bookings and short breaks throughout the year. We had a lovely, lovely stay thank you. The setting at the back of the cottage is so tranquil.. We were so grateful for the bike storage and rode every day. We loved spending the evenings at Dunwich and had lovely walks on Dunwich Heath. We loved the Black Dog Deli and had a fantastic cuppa at the Tea Shed in Walberswick where the staff were lovely.  For the first time we visited Minsmere and would definitely go back. We love the quiet, almost traffic free lanes that are easily accessible from the cottage. The cottage itself has good facilities and the kitchen is great for self-catering. The cottage was very clean and we had every confidence in the light of covid. M & M August 2021

Sitting room: 
Entrance door leading to pretty beamed sitting room. Carpeted and with soft lighting. Furnished with two sofas centred around an open fireplace. Flat screen TV/ DVD and DAB Radio with iPod dock. Walk-in cupboard with a good selection of books and games. Dining area to side. There is a new small tabletop freezer inside a cupboard.

Shower room WC and basin, part carpeted, part tiled
with heated towel rail and electric fan heater

Kitchen: 
Compact but very well equipped, including cooker, dishwasher, fridge with ice box (no freezer) and microwave.

Bedroom 1:
Double room fitted with Double bedstead and good quality sprung mattress. Chest of drawers, chair and built-in wardrobe. Views over front garden and open fields.

Bedroom 2:
Single bed with quality sprung mattress with pull-out guest bed (with sprung mattress) to sleep fourth person when required, Chest of drawers and chair. Views over front-garden and open fields. Please note the entrance to the second bedroom is through the first bedroom.

Heating: There are new programmed thermostatically controlled electric radiators to make a cosy cottage indeed!

Gardens:

The front garden is enclosed with flower beds and a small gravel area with table and two chairs, making it an ideal place to enjoy a cup of coffee and breakfast in the morning sun. Rear garden is unenclosed and offers uninterrupted views over farmland. With a larger table and chairs, it is a perfect location to admire Suffolk sunsets. 

Outside storage:

There is a small shed in the parking area where visitors to 8 and 9 Hill Cottages may store bicycles securely. Here guests will also find a barbecue, deck chairs, wind break, buckets and spades, crabbing line and beach mats for use during their stay.

NOTE: This cottage can be rented with number 8 next door making an ideal property for a larger family group.

Local Area

Pub: Bramfield Queens Head a few mintues walk away. There are other village pubs an easy drive like Wenhaston Star, Middleton Bell and Huntingfield Arms.

Shop: A few minutes walk down the hill and you reach Clarke's the award-winning family butcher's shop, with small grocery store, newspapers too.

Beach: Just over ten minutes drive and you reach Walberswick or Southwold for seaside, shops, cafes and restaurants.

Other Local Attractions:

Bramfield is an ideal location for exploring the Suffolk Heritage Coast and is within easy reach of Southwold, Walberswick, Minsmere RSPB reserve and the National Trust at Dunwich.

Aldeburgh Snape and Orford are further south, about half an hour's drive.

Horse riding golf clay pigeon shooting and fishing are all within 10 minutes drive from here.

Booking Conditions

  1. A booking deposit of 25% of the rental fee is payable if the booking is made more than 6 weeks before the start of the rental. This deposit must be paid within 5 days of your booking. The balance of the rental cost is payable 6 weeks before the arrival date. For bookings made less than 6 weeks before the commencement date the full rental amount is required.
  2. All cancellations must be notified in writing. The agent will endeavour to relet the cottage. If successful the client will be refunded, but if not all monies paid by the client shall be forfeited. We recommend cancellation insurance to cover this.
  3. Bookings run from 4pm on the day of arrival to 10am on the day of departure, unless stated differently on an individual property page. The client is responsible for leaving the accommodation in good order and in the same clean condition as they found it. The client undertakes to pay for any breakages or damage, requiring replacement or repair, and for any extra cleaning costs on departure.
  4. Only those named on the reservation form may use the accommodation. Subletting or assignment is not permitted.
  5. The owners cannot accept any responsibility for loss or damage to client’s baggage or personal effects. We recommend insurance to cover this.
  6. Whilst every effort is made to ensure that equipment in the property is in working order, occasionally breakdowns occur. The client is requested to inform the owner should this happen, so repairs or remedial action can be initiated promptly.
  7. One well-behaved dog is allowed by prior arrangement with the agent, and the charge is £30 per week or short stay. A dog is not allowed on beds or furniture of a property and must not be left unattended at any time.
  8. Smoking is not permitted inside any property by law.
  9. It is the client’s responsibility to supervise children at all times. The owners accept no responsibility for any accident, injury or sickness howsoever caused.
