Small lobby area which opens up to dining room ahead  and sitting room to the left.

Dining Room: Contemporary oval table and chairs for six.
Feature gas fire set in the original chimney breast, store cupboard and shelving to one side..

Kitchen and Utility Room: Fully fitted and well-equipped kitchen, built in double-oven, Neff fridge, freezer, dishwasher. Microwave, washing machine.

Sitting room: Spacious double length room with two sitting areas, French oak flooring. Front part has an open fire, writing desk, sofas and side tables. Then more sofas, flatscreen TV and DVD, bookcase with books of local interest, board games for guests to play, and French doors open onto the garden's lower terrace.

First floor:

Bedroom 1: King sized bed, bedside tables and lamps, chest of drawers and built in wardrobe. Double aspect room with bay window and window seat to the front.

Bedroom 2: King sized bed, bedside tables and lamps, chest of drawers and built in wardrobe.

Bedroom 3:  Twin beds, which can be zipped to make a superking bed (please request at time of booking). Bedside tables and lamps, built in wardrobe, fitted cupboards.

Bedroom 4 (small): Child's bedroom, single child's bed (or cot), small table and chair 

Family bathroom: Large panelled bath with mixed tap and wall mounted shower ,wash basin and wc.

Shower room: Large shower cubicle, wash basin, wc, heated towel rail.



The garden has been professionally landscaped and includes mature trees, shrubs and a raised terrace area with  seating area and a covered west facing dining area, water feature also. There is a charcoal barbeque.

Off-road parking for two cars is available at the side of the property.

Local Area

Pub: There are local hotels, restaurants and pubs just minutes away. An easy drive leads to Snape, Orford and other restaurants and pubs nearby.

Shop: Couple of minutes walk to the town's High Street, so there is a wide range of usual shops on the doorstep.

Beach: Aldeburgh beach is just a short walk away, and Thorpeness, Dunwich, Southwold and more are just a few miles along the coast.

Other Local Attractions:

As well as the beach and town itself, Woodbridge, Sutton Hoo, Snape and Thorpeness are close by. Plenty of walks and wildlife, boat trips, golf, tennis.. please ask Trish for more information.

Booking Conditions

Aldeburgh House Booking Conditions:

  1. A booking deposit of 25% of the rental fee is payable if the booking is made more than 6 weeks before the start of the rental. This deposit must be paid within 5 days of your booking. The balance of the rental cost is payable 6 weeks before the arrival date. For bookings made less than 6 weeks before the commencement date the full rental amount is required.
  2. All cancellations must be notified in writing. The agent will endeavor to relet the cottage. If successful the client will be refunded, but if not all monies paid by the client shall be forfeited. We recommend cancellation insurance to cover this.
  3. Bookings run from 4pm on the day of arrival to 10am on the day of departure, unless stated differently on an individual property page. The client is responsible for leaving the accommodation in good order and in the same clean condition as they found it. The client undertakes to pay for any breakages or damage, requiring replacement or repair, and for any extra cleaning costs on departure. A Security Deposit of £250 is payable at the time when the balance or full payment is made for the rental, and will be refunded to you once the housekeeper’s check has been made on your departure.
  4. Only those named on the reservation form may use the accommodation. Subletting or assignment is not permitted.
  5. The owners cannot accept any responsibility for loss or damage to client’s baggage or personal effects. We recommend insurance to cover this.
  6. Whilst every effort is made to ensure that equipment in the property is in working order, occasionally breakdowns occur. The client is requested to inform the owner should this happen, so repairs or remedial action can be initiated promptly.
  7. Sorry no dogs or pets are allowed at this property.
  8. Smoking is not permitted inside any property by law.
  9. It is the client’s responsibility to supervise children at all times. The owners accept no responsibility for any accident, injury or sickness howsoever caused.
