Elm Gables Walberswick family holiday home

Elm Gables, Walberswick, is located at the entrance to this most popular coastal village and next to the church, with a large gated and mature garden, which makes the house very private. With three double bedrooms, a large family bathroom with separate shower on the first floor, and a sitting room with working fire place, second TV room, a large conservatory off the kitchen and a cloak room on the ground floor it makes for a real seaside family holiday.

A wonderful week that consisted of lovely walks, yummy food and all round good fun.  All three children loved crabbing and managed a haul of 53 crabs! Beautiful memories made and already looking forward to our holiday at this house next year! K&PS July 2023

Room By Room

Ground Floor:

Reception room 1:

The main living room is very cosy and comfortable  with a Baxi fireplace, a double sofa and two armchairs, with Smart TV and access to Sky free-view channels, dvd and there is a  music system.

Reception room 2:

Also has Freeview  TV and and DVD. There is a three-seat sofa and two-seater sofa.

Kitchen:

Country-style, well fitted and equipped with Bosch appliances, including double oven/grill, electric induction hob with extractor and a dishwasher. There is also a fridge/freezer and microwave. There is crockery and glass-ware for twelve, ideal if you decide to have a dinner party or friends over for a BBQ. Nespresso machine (please bring your own capsules) and cafetiere .

Conservatory/ Dining Room:

Large, double-glazed and centrally heated. This is used as the main dining area as well as a lovely room to enjoy the garden from as much in winter as in summer.

Master Bedroom:

Bright and generous with original white-washed floor boards, wrought iron king size bed (5’0, 150cm) and built-in wardrobe. There is a little alcove with an old Parker Knoll chair ideal for a quiet moment with a book.

Bedroom 2:

Twin wrought-iron single beds (3’0, 90cm) and a built-in wardrobe. Original floor boards that have been varnished and polished.

Bedroom 3:

Double bed (4’6, 135cm) with built-in shelves and coat stand and white-washed floor boards.

Family Bathroom:

Completely renovated with full-size bath with 'telephone' shower attachment and a separate fully tiled shower.

Garden:

Large lawned areas ideal for children to run around, and mature shrubs and flowers around the borders of the garden. There is a tall fence and the gate at the property entrance that can be closed for additional security.

Paved terrace with table and chairs for outside dining.

Off road parking at entrance for 2 or 3 cars.

     We really enjoyed our stay at Elm Gables and the weather was bright and sunny and the house was beautiful. Walberswick is a lovely location, we walked to Southwold, the children loved the beach, and I loved Suzie's cafe at Southwold on the prom! JB June 2022

Local Area

Pub: There is the Anchor and the Bell Hotel, in the village, for Adnams ales and both receive good foodie reviews. Many more pubs and restaurants in Southwold to walk to, or further along the coast by bike or car.

Shop: Village Co-op store five minutes walk away and local Black Dog deli on main street for recommeded coffee and all deli goods.

Beach: Easy walk or cycle to Walberswick's sandy beach or to Southwold via the Bailey bridge or local ferry.

Other Local Attractions:

The famous seaside town of Southwold is an easy walk or cycle ride  away, across the Bailey Bridge  and Dunwich is a short drive away or walk along the beach , and visit the Dunwich Museum and famous fish and chip shop on the beach. 

Aldeburgh, Thorpeness, Orford and the internationally renowned Snape Maltings Concert Hall are an easy half an hour's drive away.

RSPB Minsmere Reserve is well known for its avocets, marsh harriers and bitterns.There are National Trust properties like Dunwich Heath and Sutton Hoo, and English Heritage's Orford Castle to visit.

There are numerous footpaths for dogwalkers too..  and cycle paths, and golf clay pigeon shooting horse riding are all available locally.

 

Booking Conditions

  1. A booking deposit of 25% of the rental fee is payable if the booking is made more than 6 weeks before the start of the rental. This deposit must be paid within 5 days of your booking. The balance of the rental cost is payable 6 weeks before the arrival date. For bookings made less than 6 weeks before the commencement date the full rental amount is required.
  2. All cancellations must be notified in writing. The agent will endeavour to relet the cottage. If successful the client will be refunded, but if not all monies paid by the client shall be forfeited. We recommend cancellation insurance to cover this.
  3. Bookings run from 5pm on the day of arrival to 10am on the day of departure, unless stated differently on an individual property page. The client is responsible for leaving the accommodation in good order and in the same clean condition as they found it. The client undertakes to pay for any breakages or damage, requiring replacement or repair, and for any extra cleaning costs on departure. A Security Deposit of £250 is payable at the time when the balance or full payment is made for the rental, and will be refunded to you once the housekeeper’s check has been made on your departure.
  4. Only those named on the reservation form may use the accommodation. Subletting or assignment is not permitted.
  5. The owners cannot accept any responsibility for loss or damage to client’s baggage or personal effects. We recommend insurance to cover this.
  6. Whilst every effort is made to ensure that equipment in the property is in working order, occasionally breakdowns occur. The client is requested to inform the owner should this happen, so repairs or remedial action can be initiated promptly.
  7. Sorry no dogs or pets are allowed at this property.
  8. Smoking is not permitted inside any property by law.
  9. It is the client’s responsibility to supervise children at all times. The owners accept no responsibility for any accident, injury or sickness howsoever caused.
