Rose Cottage, Wenhaston

A characterful beamy 17th century cottage, central in a row of three which have been village shop, pub and early dame school. Original inglenook fireplace and brick floors, ideal for one or two couples, and one or two dogs welcome also! Located by Blackheath, there are good walks from the door, a village pub, shop  and church nearby.

Walk up the garden path, pots of pansies welcome you by the  front door with porch to:

Living room/Dining room:
A step takes you into the wonderfully light south facing  sitting room with comfy sofa with throws,  armchairs,  TV with DVD . Colourful antique rugs over original brick floor.  There’s a wood burning stove sitting in the large inglenook fireplace  and selection of local books to read. Small coffee table and lamps. Many original beams from the 17th century  and the property has been sympathetically restored showing original doorway features into the adjoining cottages!

There is an antique dining  table and chairs for four and painted storage cupboard.

Kitchen/breakfast room:
Well-equipped kitchen/ breakfast room with cooker, dishwasher (slimline) fridge, freezer, washing machine. There is a charming round  table and two chairs tucked away at one end. Original floorbricks. North facing looking to pretty courtyard garden area.

Bedroom 1:
There is a double  bed with bedside tables, lamps , storage and hanging space.  Brand new bedlinen for 2016.

Bedroom 2:
This double room has a 4' bed,  bedside tables and lamps, storage and hanging space.

Bathroom:
The bathroom has a shower over the bath,  wc and basin, and plenty of storage. All newly decorated and tiled.

Garden:
A gravel driveway at the side of the cottage, off road,  provides parking for one car. You can walk through the garden gate  into the pretty enclosed courtyard garden, well screened fence with a flower border, and garden  table and chairs for dining outside. Then walk straight into the kitchen.

At the front of the cottage is a small enclosed south-facing garden, with mature shrubs and pots of pansies, garden bench and table, that leads to the main entrance with front door, porch etc.

Local Area

Pub: Star inn and Blyford Queens Head are both local pubs, walk there, and enjoy Adnams and more local ales and home cooked meals, both have good foodie reviews.

Shop: Local shop ten minutes walk by Blackheath, both Southwold and Halesworth have independent foodie shops, bookshops, antiques etc and are a ten minute drive.

Beach: Southwold, Walberswick and Dunwich are ten minutes drive away, and there are plenty more beaches along the Suffolk heritage coast to discover.

Other Local Attractions:

Wenhaston has a beautiful church with its famous Doom painting to visit.  There are numerous walks around the village on Blackheath and common land as well as footpaths around farms nearby. 

Easy drive to the Heritage Coast towns and villages like  Southwold Aldeburgh Dunwich and Walberswick
RSPB at Minsmere is 15 minutes drive away and there are other RSPB, National Trust  and Suffolk Wildlife Trust properties to visit.

There are farm shops at Westleton and  Middleton with cafes, also many local pubs and restaurants nearby.
Horse riding golf clay pigeon shooting fishing are all within 10 minutes drive

Booking Conditions

  1. A booking deposit of 25% of the rental fee is payable if the booking is made more than 6 weeks before the start of the rental. This deposit must be paid within 5 days of your booking. The balance of the rental cost is payable 6 weeks before the arrival date. For bookings made less than 6 weeks before the commencement date the full rental amount is required.
  2. All cancellations must be notified in writing. The agent will endeavour to relet the cottage. If successful the client will be refunded, but if not all monies paid by the client shall be forfeited. We recommend cancellation insurance to cover this.
  3. Bookings run from 3pm on the day of arrival to 10am on the day of departure, unless stated differently on an individual property page. The client is responsible for leaving the accommodation in good order and in the same clean condition as they found it. The client undertakes to pay for any breakages or damage, requiring replacement or repair, and for any extra cleaning costs on departure. A Security Deposit of £100 is payable at the time when the balance or full payment is made for the rental, and will be refunded to you once the housekeeper’s check has been made on your departure.
  4. Only those named on the reservation form may use the accommodation. Subletting or assignment is not permitted.
  5. The owners cannot accept any responsibility for loss or damage to client’s baggage or personal effects. We recommend insurance to cover this.
  6. Whilst every effort is made to ensure that equipment in the property is in working order, occasionally breakdowns occur. The client is requested to inform the owner should this happen, so repairs or remedial action can be initiated promptly.
  7. One or two well-behaved dogs are allowed by prior arrangement with the agent, and the charge is £20 per dog, per week or short stay. Dogs are not allowed on beds or furniture of a property and must not be left unattended at any time.
  8. Smoking is not permitted inside any property by law.
  9. It is the client’s responsibility to supervise children at all times. The owners accept no responsibility for any accident, injury or sickness howsoever caused.
