Family-friendly, character cottage in rural Suffolk, just renovated, and redecorated. Formerly two farm workers cottages now one charming property. Ideal base for couples or families to explore the Heritage coast and inland villages.

Well-equipped, with electric cooker, kettle, toaster, microwave/grill, sandwich-maker, dishwasher, refrigerator and washing machine. There is a Krups coffee machine (requires Dolce Gusto pods). Large dining table and chairs for 5.

    A lovely old cottage which has been very well updated with all mod cons! Well equipped, and with lots of books and games in case the weather is bad. The garden is quite small but very pretty and peaceful. A good base for exploring the area. DO Sept 2016

Local Area

Pub: Halesworth is 20-30 minutes walk away, and there are several cafes, pubs and restaurants, like Cleone's, the Boarding Rooms, and several more (plus takeaway Chinese, Indian, fish and chips).

Shop: Holton Road Garden Centre and Café, and the well-stocked Market Fields farm shop are five minutes walk away selling a wide range of seasonal local produce and other groceries, frozen meals. Halesworth town centre is twenty minutes walk away and has several independent foodie shops, bookshop etc.

Beach: Fifteen minutes drive to Southwold and other local beaches nearby like Walberswick and Dunwich. Thorpeness and Aldeburgh are south, and Lowestoft is to the north.

Other Local Attractions:

The village of Holton lies in a conservation area and boasts St Peter’s church with its round tower and double roof. There are pubs and restaurants nearby, Halesworth is the nearest market town. Holton's Triple Plea, Wenhaston Star, Blyford Queen's Head and Huntingfield Arms are all within an easy drive, and more by the coast.

The cottage is about 100 feet from the old fan-tailed post mill which gives the village its emblem. The mill was probably built in its current form in the 17th century and is a remarkable landmark, (limited opening times).

 

Booking Conditions

  1. A booking deposit of 25% of the rental fee is payable if the booking is made more than 6 weeks before the start of the rental. This deposit must be paid within 5 days of your booking. The balance of the rental cost is payable 6 weeks before the arrival date. For bookings made less than 6 weeks before the commencement date the full rental amount is required.
  2. All cancellations must be notified in writing. The agent will endeavour to relet the cottage. If successful the client will be refunded, but if not all monies paid by the client shall be forfeited. We recommend cancellation insurance to cover this.
  3. Bookings run from 3pm on the day of arrival to 10am on the day of departure, unless stated differently on an individual property page. The client is responsible for leaving the accommodation in good order and in the same clean condition as they found it. The client undertakes to pay for any breakages or damage, requiring replacement or repair, and for any extra cleaning costs on departure. A Security Deposit of £100 is payable at the time when the balance or full payment is made for the rental, and will be refunded to you once the housekeeper’s check has been made on your departure.
  4. Only those named on the reservation form may use the accommodation. Subletting or assignment is not permitted.
  5. The owners cannot accept any responsibility for loss or damage to client’s baggage or personal effects. We recommend insurance to cover this.
  6. Whilst every effort is made to ensure that equipment in the property is in working order, occasionally breakdowns occur. The client is requested to inform the owner should this happen, so repairs or remedial action can be initiated promptly.
  7. One well-behaved dog is allowed by prior arrangement with the agent, and the charge is £20 per week or short stay. A dog is not allowed on beds or furniture of a property and must not be left unattended at any time.
  8. Smoking is not permitted inside any property by law.
  9. It is the client’s responsibility to supervise children at all times. The owners accept no responsibility for any accident, injury or sickness howsoever caused.
