A comfortable sitting room with window looking to St Edmunds Church. Comfy sofa and armchairs. TV with freeview. There’s a folder of information about the cottage and housekeeping notes here.

There is a well-equipped kitchen with gas hob and electric oven, cooker, fridge and freezer, microwave and plenty of cupboard space. also Bosch Tassimo coffee machine.  There is a dining table with chairs for four, a sofa and bench seat with comfy cushions. There is a side door leading to the courtyard garden.

Downstairs WC/Utility:

Downstairs WC and basin, and washing machine (washing line provided in courtyard garden).

Bedroom 1:

There is a king sized bed with bedside tables, lamps, wardrobe and chest of drawers.  

Adjoining this is the:

Family  Bathroom: Newly fitted power shower over bath, basin, wc. Heated towel rail.

Bedroom 2(overlooking the Church):

This twin bedroom has one bedside table and lamp, a wardrobe and chest of drawers.

New for 2023, ensuite shower room with wc and basin.   

Courtyard garden:

Access is from the side door in the kitchen, or from a back gate.

Pretty enclosed sunny courtyard garden, pots of plants and with a table and chairs for four for al-fresco dining.

    Great location and very comfortable cottage with some nice art. (no problems with parking this time of year.)

    The courtyard was sunny and a pleasant place to be outside. Enjoyed the galleries, local bakeries and pubs – particularly the Sole Bay Inn and the Angel, Wangford. Also the harbour ,beach promenade, marshes and nature reserves and the lifeboat museum and the church opposite ,and at Blythburgh.

  • Wanted to say thank you for our week at this charming cottage. We very much enjoyed our stay, everything was really good, the home-made cake was a delightful welcome. While the weather was not the best, we enjoyed walking along the promenade, with many others – in the rain! Seemed a very British thing to do in the midst of Covid and being able to retreat into a warm and cosy cottage afterwards added to the pleasure. And, without the rain we wouldn’t have seen the rainbow from the front door! D&JH October 2020

Local Area

Pub: The Crown is just two minutes away and there are many more Adnams pubs, cafes and restaurants in the town, at the Harbour, the Pier and more.

Shop: Two minutes walk to the High Street, with a variety of foodie shops, delis, bookshop, cafes and restaurants and more.

Beach: Just two minutes walk to the beach at Southwold from here! Plenty of sand and the Pier is to the north, and the Harbour to the south, all an easy walk.

Booking Conditions

  1. A booking deposit of 25% of the rental fee is payable if the booking is made more than 6 weeks before the start of the rental. This deposit must be paid within 5 days of your booking. The balance of the rental cost is payable 6 weeks before the arrival date. For bookings made less than 6 weeks before the commencement date the full rental amount is required.
  2. All cancellations must be notified in writing. The owners will endeavour to relet the cottage. If successful the client will be refunded, but if not all monies paid by the client shall be forfeited. We recommend cancellation insurance to cover this.
  3. Bookings run from 5pm on the day of arrival to 930am on the day of departure. The client is responsible for leaving the accommodation in good order and in the same clean condition as they found it. The client undertakes to pay for any breakages or damage, requiring replacement or repair, and for any extra cleaning costs on departure. A Security Deposit of £150 is payable at the time when the balance or full payment is made for the rental, and will be refunded to you once the housekeeper’s check has been made on your departure.
  4. Only those named on the reservation form may use the accommodation. Subletting or assignment is not permitted.
  5. The owners cannot accept any responsibility for loss or damage to client’s baggage or personal effects. We recommend insurance to cover this.
  6. Whilst every effort is made to ensure that equipment in the property is in working order, occasionally breakdowns occur. The client is requested to inform the owner should this happen, so repairs or remedial action can be initiated promptly.
  7. One small dog is allowed by prior arrangement with the agent, and the charge is £30 per week or short stay. A dog is not allowed upstairs,  or on any furniture downstairs and must not be left unattended at any time.
  8. Smoking is not permitted inside any property by law.
  9. It is the client’s responsibility to supervise a child at all times. The owners accept no responsibility for any accident, injury or sickness howsoever caused.
