Coach House, Wenhaston

Charming cosy Victorian Coach house, brick and tile on the outside and a few steps away from the 16th century Old Hall farmhouse, this recently refurbished comfortable accommodation for one or two people, one bedroom with superking size bed, brand new kitchen and bathroom, office/work space/dressing room and brand new electric underfloor heating, good speed wifi and off road parking. EV charger too!

Review:There is antique furniture blending with old recycled oak window sills, bespoke craftsman-made wooden doors, then the luxury of modern underfloor heating! Quiet and peaceful, at the end of Wenhaston village with only a couple of neighbours! and the barn owl flying by! Numerous walks from the door take you around the village via Blackheath or farmland tracks and footpaths..ideal for cycling too.. or a short drive to the beach at Southwold or Walberswick. Trish the owner is happy to recommend places to visit, and knows the area well!

The Coach House is totally charming, with a fantastic living and kitchen area with a magnificent roof. The newly planted courtyard garden is tranquil and delightful just to sit in and watch the bees. 
Trish is a magnificent hostess. 
My only regret? Wish I could have taken the mattress 😂

Room By Room

Entering the Coach House - all on the ground floor - by a solid wood door, you will find coat hooks and an antique oak chest for storage.

Kitchen/dining /living room:

A large well equipped room, with original Suffolk 'white' floorbricks,  with an antique pine kitchen table and chairs. Brand new in 2023 kitchen,  you will find an electric cooker, fridge with icebox, dishwasher, washing machine, toaster, kettle and cafetiere.. Iron and board, as well as plenty of cooking equipment and crockery. Character old oak windowsill and bespoke wooden door..

Along the corridor:

Bedroom 1:

A new bedroom with super king-size brass bed, with  bedside tables  and lamps, hanging hooks and a chest of drawers

Next door bathroom:

This has a bath with shower over,  WC, basin and heated towel rail.  Stone floor and tiling.

Second room: South facing, ideal room  for quiet workspace/dressing room, with table and chairs.

Garden: Just established by local garden designer, with plenty of herbs, lavender, spring bulbs, climbing hydrangea,  cherry and apple tree. Watch this space!

Outside Patio area  with table and chairs, east-west facing.

Gravelled parking area for one or two cars, EV charging point.

    My wife and I stayed in the Coach House for a few days last month, we had a wonderful time seeing Suffolk in spring! In practical terms the accommodation had everything you would want, easy parking off road, a well-equipped kitchen, fast wifi, a shower and bath with quick and plentiful hot water! there was a big (super-king) and comfy bed, underfloor heating and the location is great for exploring the coat and countryside.  Beyond the practical, the Coach House is quite beautiful, surrounded by lovely countryside and full of tasteful details - antique furniture, natural stone tiles in the bathroom, crafted wooden doors and window sills (old oak etc).  We would definitely stay again.  C&A Spring 2023

Local Area

Pub: 15 minutes walk to Wenhaston Star Inn, local friendly pub with Boules in the garden. Blyford Queens Head and Bramfield Queens Head walking distance too. Many other pubs and restaurants inland or at the coast an easy car journey away.

Shop: 10 minutes walk to grocery shop, or 25 minutes walk to award winning local family butcher at Clarke's of Bramfield. Village Post Office is just opposite the Church, open mornings. Recommend Independent foodie and book shops in Halesworth, ten minutes drive away.

Beach: 10 minute drive to Southwold and Walberswick, other miles of sandy or stony beaches within easy reach like Covehithe, Dunwich, Thorpeness all on the Suffolk Heritage Coast.

There are plenty of local pubs and restaurants. At the moment we like The Anchor and The Bell Inn both in Walberswick, Bramfield Queens Head, Blyford Queens Head, Darsham Fox and Huntingfield Arms.

Suffolk has great churches, full of history.. for local services see Blyth Valley Team Ministry and the Sole Bay Ministry.
We like Wenhaston with its Doom painting and Thorington with its Round Tower.
Blythburgh for its wonderful setting and carved angels on the roof.
Huntingfield with its painted ceiling
Walberswick and Southwold for fine flint work.

Walks:
There are numerous walks around the village on Blackheath and common land as well as footpaths leading to the Balancing Barn at Thorington, and on to Blythburgh, Southwold and Halesworth. Dogs are welcome to walk too.

Beaches:
South Lowestoft Beach is sandy and is at the eastern most point in the country.
Walk to Pakefield and Kessingland and keep heading south - only a few miles along the Suffolk Coast Path.
Southwold - plenty of sand by the Pier and Gun Hill, excellent cafes by the beach
Dunwich - a more stony beach but plenty of space for walking, swimming and a large car park next to the Flora Tea Rooms well known for fish and chips, there is also The Ship Inn and a museum well worth a visit telling the history of this special place.
Walk up by Dunwich Priory too.
A walk from Thorpeness to Aldeburgh and on to Felixstowe completes the coastal walk!

 

Booking Conditions

  1. A booking deposit of 25% of the rental fee is payable if the booking is made more than 6 weeks before the start of the rental. This deposit must be paid within 5 days of your booking. The balance of the rental cost is payable 6 weeks before the arrival date. For bookings made less than 6 weeks before the commencement date the full rental amount is required.
  2. All cancellations must be notified in writing. The agent will endeavour to relet the cottage. If successful the client will be refunded, but if not all monies paid by the client shall be forfeited. We recommend cancellation insurance to cover this.
  3. Bookings run from 3pm on the day of arrival to 10am on the day of departure, unless stated differently on an individual property page. The client is responsible for leaving the accommodation in good order and in the same clean condition as they found it. The client undertakes to pay for any breakages or damage, requiring replacement or repair, and for any extra cleaning costs on departure. A Security Deposit of £150 is payable at the time when the balance or full payment is made for the rental, and will be refunded to you once the housekeeper’s check has been made on your departure.
  4. Only those named on the reservation form may use the accommodation. Subletting or assignment is not permitted.
  5. The owners cannot accept any responsibility for loss or damage to client’s baggage or personal effects. We recommend insurance to cover this.
  6. Whilst every effort is made to ensure that equipment in the property is in working order, occasionally breakdowns occur. The client is requested to inform the owner should this happen, so repairs or remedial action can be initiated promptly.
  7. Smoking is not permitted inside any property by law.
  8. Sorry no pets allowed at this property.
  9. A baby in arms welcome but sorry no older children allowed at this property.
