Country cottage with beautiful rural views over nature reserve

This country cottage dates to 1880 and has recently been refurbished and is new to the holiday let market. On the edge of Blackheath, Wenhaston, this is a haven for those seeking to escape to the country, birdwatchers and all nature lovers will delight.

Lavender cottage is beautifully presented with an eclectic mix of old and new. There are 3 bedrooms that  sleep 5 in total, a king size master, double bedroom and single bedroom all with new Hypnos mattresses. The modern kitchen/diner with new appliances has dining for 6, while the cosy living room has a log burner.

The large garden has views over Suffolk Wildlife Trust land at Church Farm Marshes, so peace and tranquility abound at Lavender cottage. Numerous footpaths across farmland and around the heath straight from the door here!

The award-winning village pub the Star is only an 8 minute walk away.

Room By Room

Drive down an unmade track through the trees and you arrive at Lavender Cottage. Park your car on the gravel parking area for 2 cars and take the footpath to the Stable door, side entrance to Lavender Cottage.

Entrance Lobby

The side entrance brings you into the cottage on a tiled floor, hooks for coats and space for boots. 

Living Room

The sun streams into the carpeted Living room, views to garden and door out to wooden deck.

Comfortable sofas and armchair are nestled around a Wood burner to take the chill off in the cooler months.

There is a Smart  TV, WIFI. The desk holds a selection of toys and games and the bookshelf is loaded with books for you to enjoy.

A lovely fitted kitchen with plenty of cupboard space, well equipped with pots, pans, cooking utensils and china.  Electric hob, oven and extractor, new dishwasher, large new fridge/freezer, microwave.

Master Bedroom

A spacious bedroom with views over the water meadows.

King size wooden bed with Hypnos mattress, bed side tables and lamps either side.  Cupboard to hang clothes. Chest of Drawers, full length mirror, dressing table and upholstered chair.

Bedroom 2 is accessed from the master bedroom and is a single room, wooden bed with Hypnos mattress. Bedside table and lamp.  Dressing table and stool. Curtained rail to hang clothes. Electric radiator.

Outside

Outside the front door is a gravelled area with plants in pots and a bench.  The parking area at the side of the property is lined with Lavender and covered with bees in the summer months.  There is a decked area with garden furniture for alfresco dining.  The rest of the garden is laid to grass and is partially fenced and offers views over the water meadows, if you’re lucky you’ll see the Barn Owl swoop over the meadow, a magical sight. 

There is a shed to store bikes and footpaths from the door to explore the Suffolk countryside.

Good WIFI throughout the property

Thermostat controlled electric radiators with easy to use timers throughout property.

All new 100% cotton bed linen in all bedrooms, new Christy towels provided for all guests.

Owners John and Mary  live next door, so any questions just ask.

One small to medium size well behaved dog welcome.

A travel cot and highchair are available on request at the time of booking

Local Area

Pub: Star inn and Blyford Queens Head are both local pubs, walk there, and enjoy Adnams and more local ales and home cooked meals, both have good foodie reviews.

Shop: Local shop just a few minutes walk by Blackheath, both Southwold and Halesworth have independent foodie shops, bookshops, antiques etc and are a ten minute drive.

Beach: Southwold, Walberswick and Dunwich are ten minutes drive away, and there are plenty more beaches along the Suffolk heritage coast to discover.

There are plenty of local pubs and restaurants. At the moment we like The Anchor and The Bell Inn both in Walberswick, Bramfield Queens Head, Blyford Queens Head, Darsham Fox and Huntingfield Arms.

Suffolk has great churches, full of history.. for local services see Blyth Valley Team Ministry and the Sole Bay Ministry.
We like Wenhaston with its Doom painting and Thorington with its Round Tower.
Blythburgh for its wonderful setting and carved angels on the roof.
Huntingfield with its painted ceiling
Walberswick and Southwold for fine flint work.

Walks:
There are numerous walks around the village on Blackheath and common land as well as footpaths leading to the Balancing Barn at Thorington, and on to Blythburgh, Southwold and Halesworth. Dogs are welcome to walk too.

Beaches:
South Lowestoft Beach is sandy and is at the eastern most point in the country.
Walk to Pakefield and Kessingland and keep heading south - only a few miles along the Suffolk Coast Path.
Southwold - plenty of sand by the Pier and Gun Hill, excellent cafes by the beach
Dunwich - a more stony beach but plenty of space for walking, swimming and a large car park next to the Flora Tea Rooms well known for fish and chips, there is also The Ship Inn and a museum well worth a visit telling the history of this special place.
Walk up by Dunwich Priory too.
A walk from Thorpeness to Aldeburgh and on to Felixstowe completes the coastal walk!

Things To Do:
RSPB Minsmere Reserve is 15 minutes drive away and there are other RSPB, National Trust and Suffolk Wildlife Trust properties to visit locally.
Horse riding, golf, clay pigeon shooting and fishing are all within 10 minutes drive from here.

Booking Conditions

  1. A booking deposit of 25% of the rental fee is payable if the booking is made more than 6 weeks before the start of the rental. This deposit must be paid within 5 days of your booking. The balance of the rental cost is payable 6 weeks before the arrival date. For bookings made less than 6 weeks before the commencement date the full rental amount is required.
  2. All cancellations must be notified in writing. The owners will endeavour to relet the cottage. If successful the client will be refunded, but if not all monies paid by the client shall be forfeited. We recommend cancellation insurance to cover this.
  3. Bookings run from 5pm on the day of arrival to 10am on the day of departure, unless stated differently on an individual property page. The client is responsible for leaving the accommodation in good order and in the same clean condition as they found it. The client undertakes to pay for any breakages or damage, requiring replacement or repair, and for any extra cleaning costs on departure. A Security Deposit of £150 is payable at the time when the balance or full payment is made for the rental, and will be refunded to you once the housekeeper’s check has been made on your departure.
  4. Only those named on the reservation form may use the accommodation. Subletting or assignment is not permitted.
  5. The owners cannot accept any responsibility for loss or damage to client’s baggage or personal effects. We recommend insurance to cover this.
  6. Whilst every effort is made to ensure that equipment in the property is in working order, occasionally breakdowns occur. The client is requested to inform the owner should this happen, so repairs or remedial action can be initiated promptly.
  7. One small to medium size  dog is allowed by prior arrangement with the agent, and the charge is £30 per week or short stay. A dog is not allowed on beds or furniture of a property and must not be left unattended at any time.
  8. Smoking is not permitted inside any property by law.
  9. It is the client’s responsibility to supervise a child at all times. The owners accept no responsibility for any accident, injury or sickness howsoever caused.
